Urban Renewal.

Located at the entry to Northampton’s vibrant downtown, this 1870’s brick, 12,000 square foot, 4 story, former industrial building was constructed for the production of specialty woven fabrics like ribbons and belts. Bonham & Douglas renovated the structure into a vibrant mixed-use building with retail and office uses.

Lively Streetscape.

At street level, the facade has been transformed from a sparsely windowed flat wall into a modern storefront that showcases merchandise, enlivening the streetscape day and night. This renovation encourages a connection with pedestrians, featuring a bright, well-lit building that captures the attention of passersby and enhances the urban experience.

Adaptive Reuse.

The building envelope and systems have been upgraded to meet and exceed modern energy conservation standards. This includes implementing advanced insulation techniques, high-performance windows, and energy-efficient HVAC systems. The design prioritizes energy efficiency, reducing the building's carbon footprint while enhancing indoor comfort and sustainability.

Materials Brought New Life.

The existing brick building has undergone repointing, with the exterior treated using a natural mineral paint known for its longevity and historic use in masonry. This paint preserves the brick's integrity, stabilizing and securing any damaged areas. Inside, the original timber framing, stripped of toxic coatings and debris, is showcased in its raw state, revealing the wood's beautiful grain, color, and texture. Seismic upgrades ensure the structure's resilience for years to come, integrating modern safety standards with historical preservation.
