Cottage Street

Infill and Placemaking.

This new residential and commercial building revitalizes the site of an existing gas station and run-down retail store for the development of a 23-unit mixed-use residential building. 47 Cottage is an example of an effective use of urban space, building on a local infill site as a continuance of a vibrant neighborhood.

Efficient Mixed Use.

Working closely with the contractor we were able to achieve 20% better efficiency than code requires. Strategies include efficient layout of dwelling units and party walls. Constant coordination of mechanical, electrical and plumbing layouts and penetrations. Constant review and collaboration  of airsealing details.

Designed to Bridge.

The design team worked to maximize glazed area while keeping the downtown mixed with the industrial context of the building in mind.

Ground Floor

The street-level space is dedicated to retail or commercial use. The open-plan design, with high ceilings and large windows, maximizes visibility and accessibility. This area includes cafes, boutiques, or other small businesses that benefit from high foot traffic of this dense neighborhood.

Upper Floors

All the units have been designed to meet the goals of the client and the city for compact urban living. These floors also feature large windows, ensuring ample natural light and providing views of the urban landscape and the hills beyond.
